Your listing agent will be your greatest asset when you sell your home. He or she will preserve your privacy, work toward getting you the best possible sales price, and make sure your entire transaction goes as smoothly as possible.
With that said, it’s like hiring a plumber when something’s gone wrong: Some things are better left to the experts, and some things are better left unsaid.
So what shouldn’t you say to your listing agent?
#1: I Won’t Accept a Lower Price
Your agent wants to sell your home for as much as possible, but remember: Your home is only worth what a buyer is willing to pay for it. When your listing agent gives you a pricing suggestion, it’s in your best interest to follow it.
#2: Don’t Bring Me Low Offers
Your agent’s duty to you is to bring you all the offers you receive, and even if they’re low, it can turn out to your advantage. You are always welcome to negotiate with potential buyers, so you may end up “talking up” an offer that you wouldn’t have accepted at first.
#3: You Can Only Show My Home When I’m There
There’s nothing wrong with asking your agent to keep showings within certain time frames without being too rigid, but there is a problem when you only want your home shown while you’re in it. Buyers won’t open your cupboards, ask their own agent questions, or discuss how they feel about your home when you’re standing within earshot—but you want them to, because if they don’t, they can’t make a decision. Do yourself (and your potential buyers) a favor and make yourself scarce when it’s time to show your home.
